Mi busqueda de "bodegaje de terrenos" llegó a esta definición: Consiste en financiar un terreno y arrendarlo en un acto simultáneo, regulado mediante un contrato de arriendo que obliga al vendedor original a ejercer la opción de retro compra a todo evento. El plazo se pacta caso a caso y se caracteriza por no superar los 10 años. El objetivo de este instrumento es desarrollar proyectos inmobiliarios intensivos en terrenos y por etapas en el tiempo.

I assume 'arriendo' in the question means leasing - ambiguously in AmE - but the freeholder letting rather than the tenant renting in BrE.

I can't say land 'warehousing' rings any bells, though Taña D's allusion to a 'land lease replacing equity' tucked away at the end of her reference made me think this is a building /development/ lease or ground lease scenario.
