I am translating a test about the renting/leasing of office buildings for a company who helps future renters and property owners find each other. The fee is the compensation for bringing two parties together.

"A fee needs to be paid equal to 5% of first-year base rent, without deduction of discounts and graduated lease."

I feel "variabele lease" is not specific enough. The text also does not really allow for replacing the term with a dragged-out explanation.
The target audience is Belgian Dutch, but it does not matter much, I think.

An English definition is:
"A type of long-term, typically for commercial property, lease in which the payments are variable and adjusted periodically to reflect changes in the property's appraised value or changes in a certain publicized benchmark rate, such as the Consumer Price Index (CPI)."
