Landlord will install emergency exit lighting at all exit doors to shell condition, per local code. Tenant is responsible for installation of any ancillary exit lighting required to suit Tenant's interior fixturing, per local code

Whether referred to as 'fils' (which is my preference, based purely on my exposure to technical electrical engineering jargon in FR documents I work with) or some other term, the key point here is how best to translate 'service', which is an oddly EN-US usage, slightly unusual, and is vital to render correctly. My answer would have been quite incorrect if I had simply translated '4 fils' — and Asker, please do note that your parsing isn't helping here: it is of course not a 'wire service', but rather, a 'service' that consists of '4 wires'; in EN-GB, it would have been written '4-wire service', which immediately makes the meaning clearer.

Usually, these 4 wires would be the 3 phases + a neutral wire.

agree  Daryo: yes, makes no difference if these 4 "wires" are separate or bundled in one cable. The point is that you get all 3 phases at the supply point + the Neutral.

agree  Tony M: 'installation' would not be correct here (overtranslation) — it's by no means the whole installation! But as I said, 'alimentation' is indeed the right term for a 'service' here. Same as 'utilities' = 'gas / water / electricity services' = 'supplies'
