"Het gebeurt (zelden) dat men bij het verlijden van de aankoopakte reeds weet dat dergelijke meerwaarde zal gehanteerd worden, bijvoorbeeld omdat hetzelfde goed kort voordien verkocht werd voor een hogere prijs of wanneer een zelfde huis in de straat verkocht werd voor veel meer; in dit geval wordt de koper aangeraden in de akte een ‘verklaring pro fisco’ in te lassen, dit is een mededeling dat de verkoopwaarde hoger ligt dan de verkoopprijs. Aldus betaalt de koper bij de akte reeds de registratierechten op de verkoopwaarde. Dit lijkt misschien niet leuk, maar het verlaagt wel het risico op een tekortschatting (met boete). As this seems peculiar to Belgium I would translate it as above and if necessary make a footnote.
