When you buy a 'going concern's, a ready business, you may have to pay a 'premium', a considered value of the existing client base, ready suppliers etc., as well as for the 'fixtures and fittings', which have a 'notional value'. Also, if you are buying property in an excellent location, there might be a 'premium' hidden in the value, because of the excellent location. If you are buying the long lease on a property, that, also, carries a premium, which is apart of the agreed value of the lease. I think, 'AEPAS' is mostly used in Cyprus!
