First of all it's important to realise that "danno qualificato" isn't a standard or widely used term. (A google search shows this immediately). That's also why the author of the document uses inverted commas, which you may need to retain. The essential distinction seems to be between contractual liability/loss and damage and non-contractual liability/loss and damage. You could remove the inverted commas and just go with non-contractual loss and damage or maybe use inverted commas like this: non-contractual or "direct" loss and damage to their image. If you feel you need to retain the either/or factor, you might try "direct and/or strict".

Dalla violazione degli obblighi scaturiti dal contratto intercorso con l'opposta.. oltre ad aver subito un ritardo contrattuale, ha anche subito un danno all'immagine che in questa sede qualificheremo come "danno all'immagine qualificato e/o proprio".

I think the "qualificato" may refer to "risarcimento". This would make sense in cases where we are looking at different types of liability (e.g. contractual and extra-contractual). Have a look at page 9 of this document: http://www.segretarientilocali.it/nuovo/A2007/Doc/Lazzini/Cd...

But really that's only speculation in the absence of more context.
