I have difficulties understanding and therefore translating this expression. Please see the context below:

La porzione immobiliare in oggetto viene dedotta in contratto con ogni suo annesso, connesso, adiacenza, pertinenza, accessione, uso, diritto e servitù, nello stato di fatto e di diritto in cui si trova, noto alla parte acquirente, nonché ***con quota parte proporzionale*** delle cose, vani e spazi dell'intero immobile ***di cui è parte comuni*** per legge ed in dipendenza dei titoli di provenienza e del Regolamento di Condominio che trovasi depositato in atti [...]

My suggestion is:

- con quota parte proporzionale: with a proportional share
- di cui è parte comuni: ?? (I really struggle to understand what "di cui" refers to and whether it should be "di cui è parte comunE" or "di cui SONO partI comuni").

my basic Italian grammatical hunch is: "di cui SONO partI comuni", though the main verb could be dodged by using a 'be(ing)' construction
