In the UK, we have the valuation undertaken by the mortgage lender (ie. the bank) to check how much it is worth and if they are willing to grant a mortgage, depending on its condition. Then we have a property survey, which is a more indepth assessment by an external company, who checks for any potential problems the buyer might have, like mould.

I am also wondering what the difference is between "perizie tecniche" and "perizia immobiliare" in the field of real estate.

The context:

"Ti seguiamo passo passo per: ...........• ricevere una perizia immobiliare"
"Puoi rivolgerti a noi anche per compravendita di terreni edificabili, perizie tecniche....."

Explanation:
"immobiliare" is restricted to real estate, "property" could be more general. The difference between a "perizia tecnica" and a "perizia immobiliare" usually lies in who is in charge of the evaluation, whether it's an engineer or a field expert, possibly appointed by the court or a third party, and the more general "perizia immobiliare" that is usually carried out by real estate agents with no proper technical background (quite a nightmare in Italy, most of them are definitely unprofessional, I do not know about other countries).

My pleasure. Real estate agents in Italy do suggest the “right” evaluation of the estate to the seller, only to lower it 2 weeks into the appointment after failing to have visitors/bidders.

Asker: Hahaha :D Well thanks Tom, it's a good option - as you say, I think the term in IT doesn't have a direct translation in EN, so maybe something rather vague like this would work best. I'll see what other suggest too.

Explanation:
"Perizia immobiliare" usually refers to, as you mentioned, the valuation undertaken by the mortgage lender or a general assessment of the property while "Perizie tecniche" usually goes a bit more in the specific and looks at the use of certain materials, ie.: the property surveyor may ask for a "perizia tecnica" by an expert of cludding to check if there is any fire hazard/H&S issues.
