Estoy traduciendo una minuta de venta o minuta de compraventa panameña. Una de las cláusulas dice:
"Declara EL VENDEDOR y así lo acepta EL COMPRADOR, que la venta de LA UNIDAD INMOBILIARIA, se realiza libre de gravámenes, salvo las restricciones de ley que pesen sobre LA UNIDAD INMOBILIARIA, y comprometiéndose EL VENDEDOR al **saneamiento en caso de evicción, arbitrio y de vicios ocultos** de LA UNIDAD INMOBILIARIA
"The seller agrees to compensate the buyer in the case of eviction, arbitration, or hidden defects"?
Por otra parte he visto que "saneamiento por evicción = warranty of title, warranty of good title o warranty against loss of title" y "saneamiento por vicios ocultos = warranty against hidden/latent defects" (ref. Rebecca Jowers)

I agree with Robert C. about arbitrio meaning tax, though possibly unpaid stamp duty as well as land tax (rates).

Thanks, Chris. There are some UK Solicitors (numbers soon to hit 200,000) who don't understand what a covenant in a lease means.
