versteckte Grundschuld zur Gemeindekirchenreparatur

It's a long story - ich könnte ein Lied davon singen: buyers of land may be hit with a massive bill for local church repairs, the liability for which - upheld by the UK courts - does not show up on an land or local charges search made pre-acquisition by the buyers themselves or, more usually, their conveyancing solicitors, licensed or authorised conveancers e.g. Notaries Public or Barristers-at-Law.

That's why insurance - as recommended by the Law Society of England & Wales sticking up for Solicitors may be the only way forward to protect the landowners.

Example sentence:

Chancel repair liability is a legal obligation on some property owners in England and Wales to pay for certain repairs to a church which may or may not be the local parish church.

Under chancel repair liability, homeowners living within the parishes of churches built before 1536 can be held liable for costs.
