Én azt hiszem, itt az a lényeg, hogy az egész ingatlan tulajdonjoga van megosztva, annak egy részét veszi meg a vevő, nem pedig egy meghatározott fizikai részét az ingatlannak.
Tehát nem lehet azt mondani, hogy az előszoba meg a kisszoba az övé, a többi meg a másik tulajdonosé, hanem az ingatlan minden részére vonatkozóan megosztják a tulajdonjogot, a megadott arányban.
Ezt azt hiszem, az "X portion of the ownership rights" kifejezéssel lehet megoldani.
Lásd a lent megadott címen az ismertetőt a társasházak tulajdonjogáról, ahol az eszmei hányad fogalma érvényes a közös területekre, pl. tető, lépcsőház, udvar, stb.
