vom Ersten des auf den Tag; Gewollten?

German to English Law/Patents Real Estate
I am translating a real estate lease, and am trying to make sense out of a few sentences. First:

"Die neue Miete ist alsdann vom Ersten des auf den Tag der Antragstellung folgenden Monats an für beide Vertragsparteien verbindlich." In particular, the phrase in the middle "vom Ersten des auf den Tag der Antragstellung" puzzles me.

And this, from the concluding section: "Es gilt in diesem Falle anstelle der unwirksamen Bestimmung eine wirksame Bestimmung als vereinbart, die dem von den Parteien Gewollten wirtschaftlich am Nächsten kommt." The first half is clear, but I can't figure out what the "Gewollten" means in the second part.

Just in case this is urgent; hope I don't get dinged for responding to improperly posed questions...
1. vom Ersten (= 1. / date ) des Monats, der auf den Tag der A. folgt - first of the month following the date of application
2. eine Bestimmung, die dem am nächsten kommt, was die Parteien wirtschaftlich wollten = an effective/valid provision that most closely approximates the parties' economic/financial intent (standard severability clause)

The Ersten applies to the Monat later in the sentence.
