Tenancy Act
I am assuming this refers to Ecuador as you don't mention the country.
Personally I would put Ecuador's Tenancy Act (Ley de Inquilinato)
Here is a link to Ecuador’s Tenancy Act / Ley de Inquilinato Ecuador.

Legislation
The applicable law for tenancy contracts relating to property located in urban perimeters is the Law of Tenantship (Ley de Inquilinato, R.O. 196, of Nov. 1st, 2000). Subsidiarily, for urban property, and for tenancy contracts of rural property, the applicable law is the Civil Code (R.O. Sup. 46, of June 24, 2005) and the Code of Civil Procedure (R.O. Sup. 58, July 12, 2005).

(BrE) Landlord & Tenant Act
This is what the law had been called in my 'day' - until the UK Housing Acts had been passed.
Example sentence:
I was a renter for nearly a decade before I found out about the Landlord and Tenant Act.

: So this E&W legislation applies in Ecuador? You are seriously suggesting using this and not not the Spanish term with an explanatory trans. in brackets? This is surely a reference entry and not an "answer"//not fully right, there was an L&T Act in 1987

1. The answer is prefaced with BrE. 2. This is not - but used to be - E&W legislation. 3. If you read my answer, you will see that the (1927 and 1954) Acts - that UK legal clients will no doubt be familiar with - have been superseded by the Housing Acts.

: Not sure if you're aware of this, but if you venture beyond the shores of your green and pleasant land, there are nearly 200 other countries out here! And from Afghanistan to Zimbabwe, each has its own legal system.

Prefaced BrE and we don't know target-English. I started - almost half a century ago - doing Conveyancing + Landlord & Tenant work in many countries, incl. Spain where this is what the latter was called in ENG at our Madrid office = 'bufete de abogados'.
