Mark Robertson Mar 25, 2022:

Many thanks:-)
disagree Mark Robertson : In this case the prédio comprises land and a building, so it is not a mixed-use building. It is land and a building.

building (edifício de um piso, destinado a habitação e comércio). Yes, OK so mixed use property then though the land is barren AND arable. Rather contradictory. Seems like development land to me. A building ON land not "land and a building"
neutral Ana Vozone : This is not a building, it is more than that, the text is clear, pls read the various meanings of "prédio" here. https://www.infopedia.pt/dicionarios/lingua-portuguesa/prédi...

mixed property

A property that has an urban (built) and a rural (for instance, trees, crops) part.

A distinction is made between rural and urban, according to the building.

Example sentence:

In the case of mixed properties (which have a rural part and an urban part), the corresponding rate is applied to each part.

Peer comment(s):

neutral Mark Robertson : Um terreno para construção é um predio urbano, mesmo sem construção.

Tem razão, mas não invalida a minha resposta. Aquilo que não é é um "building".

multi-purpose property

"What is a MULTI-PURPOSE PROPERTY?
As its name implies, a multi-purpose property is commercial real estate comprised of improved land with a building that has multiple purposes or uses as opposed to buildings that have a single-purpose or use."

OR... you could try using:
"Multi-purpose PLOT OF LAND with buildings...." or similar construction, which woul most certainly deal with the issue of the arable land included.

"1260sqmtrs Massive Multi-Purpose Plot of Land"
https://jaatproperties.com/property/1260sqmtrs-massive-multi...
Example sentence:

"The main dwelling, cottages and detached leisure/cinema/Shower/office building make this a MULTI-PURPOSE PROPERTY with possibilities for future development of the surrounding land. "

neutral Mark Robertson : This answer is only valid for Brazil.

Portuguese term (edited): prédio misto, pt

mixed-use (BrE & IrE: agricultural & non-agricultural) holding

Though blinded by my UK conveyancing past, I can 'see' Mark R.'s Brazil vs. Portugal point

> destinado a habitação e comércio: BrE > both are non-agricultural, so residential and business use(r). In the UK, the agricutural tenancy 'prevails' in terms of superior security of tenure to the whole 'holding' or tenement.
Example sentence:

For livestock-specialist holdings it should be where the livestock is located. For crop-specialist holdings and mixed-farming holdings it should be the main building of the holding which is usually located close to the agricultural activities.

IrE: The use of the property is fundamental to agricultural relief. In Rosser v IRC (2003) SPC 368, two acres with a barn on them was regarded as agricultural while a house on the same holding was not agricultural.
