As I see it - a building in itself, even without the קרקע it's on, still qualifies as מקרקעין! No it does not: the Hebrew root doesn't throw us off, it helps clarify. A building without the land is נִכְסֵ דְּלָא נָיְדֵי (=real estate). In any case, this is regarding the source wording. The English 'real estate/property' doesn't present the same limitation that the Hebrew root does, so strictly speaking my translation does seem to be redundant. However, in reality people use this redundancy all the time (http://www.google.com/search?hl=en&q="mortgage on real prope... with 'estate' instead of 'property' slightly more often (http://www.google.com/search?hl=en&q="mortgage on real estat... and much less often with 'real estate property' (http://www.google.com/search?hl=en&q="real estate property m... Perhaps, but I'm still not sure - התפלפלות אחרונה :-)

מקרקעין is a general name for the land and anything attached to it (not removable).
המונח מקרקעין מוגדר בחוק המקרקעין כדלקמן: "מקרקעין" - קרקע, כל הבנוי והנטוע עליה וכל דבר אחר המחובר אליה חיבור של קבע, זולת מחוברים הניתנים להפרדה".

As I see it - a building in itself, even without the קרקע it's on, still qualifies as מקרקעין!

The Hebrew root ק.ר.ק.ע just throws us off -
Easier to say that a house is נכס דלא-ניידי - a real estate/real property, than to call it מקרקעין, but these are really synonyms.

Still, come to think of it: a mortgage can be taken on a house/apartment itself, not including the land on which it is built. This means that 'mortgage on real estate/property' is not necessarily redandant, and could depend on the context.

If you're looking for the simplest way - even "motgage" alone will suffice!<br>
"Property", and specifically "Real-estate property" is a given when it comes to mortgage (that's mortgage by definition)<br>

The word "land" you thought about is too specific.

Note that in general מקרקעין should NOT be translated as "land"!<br>
(unless context is very specific)<br>
