I think you were right originally. I have never heard of "wearing out" a house or "wear and tear" on a house, *per se*. (Yes with reference to carpets etc.) With no context given, I think this looks like a vacation home for rent site, and the housewares, such as microwave, dishwasher, etc. are important to a potential renter.

"wear and tear" I have just added a note as on re-reading it appears to be a specific set of conditions, eg. location, accessibility, "wear and tear (i.e. condition of the house), etc.

Sorry: rereading the context given, it may well be referring to "wear and tear" as it seems to be conditions, for example when listing a house for sale: número de cuartos/recámaras, baños, etc.

Yo diría "wear and tear" son "condiciones de uso normal".

Tal como está escrito sería el desgaste por el uso de la casa. Pero también podría estar mal escrito, como dice Beatriz.
