What you explain points to'adjustments', 'adaptation' and similar expressions, which, in effect, mean customization. It is customization for the tenant or simply 'tenant customization'.

Hyresgästanpassning is something quite a few architects deal with. Usually there is an existing space, for instance an office area (or building), which may have been suitable for the previous tenant, but now another tenant with different needs wants walls moved, walls added, spaces divided, spaces opened up, a space that was previously used as e.g. a darkroom now needs to be used for storage….. It is an adaptation of the existing space to the new tenant.

'anpassningen' is translated into 'adjustments' in the doctionaries, but I am not sure if that would fit in the given context.

disagree Charlesp : I don't think that it is an "adjustment to tenants," as that sounds like it has something to do with money, i.e. an adjustment of the financial terms of the tenancy.

Fit-out/final fit out

I recently completed a design and build contract where this was the term for filling out the interior space. This terms seems to be used widely in both US and UK, so your context may be different. See my reference below for a lead ...

neutral Charlesp : Isn't a 'fit out' when you go to a tailor? - or is that a fitting? Actually this term to me sounds a bit too much like the tenant is having a fit, and ready to quit the tenancy.

See below, this refers to newly constructed buildings. Many more older buildings are refit than new fit out the first time. I did a contract for new construction, where a line very similar to the context above was included.

refit to a tenantable standard

Tenantable: the adjective from tenant, but hard to squeeze into a non-tenantable repair or condition context.

Thx. It's the tenantable adjective I wanted to draw attention to. Works better with repair or condition, though.

Here is another industry standard term for this: Tenant Improvement Allowance.

"Lessee build-out," or "Lessee retrofit" is what I should call it.

Or substitute "tenant" for Lessee if you like.
